  • 100% of acquisition/construction can be financed no problem;
  • Both residential and commercial properties are OK;
  • Low credit scores? No income? That's OK too;
  • We welcome foreclosure/bank REO properties;
  • Interest only and "no payment" options are available;
  • All loans must be for business or investment purposes (sorry, no primary residences at this time);
  • We can handle cash-out refinances of land or existing structures.

Don't Get Scammed

With Private Lending becoming popular in the Real Estate investing community,  more investors are looking for quick methods of funding. If your new to the scene; do diligence is a must when it comes to changing hands with money. Be aware of Craigslist list would be lenders. Not to say all are preying on unexperienced investors, but we have personally witness horror stories of investors losing out on thousands of dollars to these scam artist on top of losing earnest monies on deals there unable to close on. 


  • Most private money lenders won't ask for money upfront. There maybe application fee or Title Insurance. The application fee alone will not cost the borrower $1000's of dollars to see if they would get approved or not. Title Insurance comes out of proceeds at closing.
  • Do not wire money via Western Union or any other quick exchange merchant. Scammers use this kind of method of service, because its untraceable. If you do, you can kiss your money good bye!
  • Be aware of someone offering "Loan Insurance" or some kind of loan guarantee. If the deal doesn't make since or seem to have a high level of risk, that particular deal most likely wont get funded. Private money lenders are not regulated under government agencies where they will cover loses. 
  • Follow your Instincts - if it sounds to good to be true. 99% of the time it's just that.
